ASSET MANAGEMENT FOR M SQUARED

Background

  • M Squared is an Egyptian real estate development company established in 2012. It is part of the Intro Group, which was founded in 1980. M Squared has extensive experience in real estate development, focusing on delivering innovative, high-quality projects in prime areas across Egypt.
  • One of M Squared’s flagship projects is Masyaf North Coast, located in the Ras El Hekma area, considered one of the top tourist destinations on the North Coast. The project enjoys a strategic location at kilometer 212 on the Alexandria-Matrouh Road.
  • The project features world-class innovative designs and offers a variety of residential units including chalets, townhouses, twin houses, and standalone villas. It is equipped with a wide range of recreational and service facilities such as swimming pools, a gym, walking trails, and commercial and service areas to meet the needs of residents and visitors.
  • Masyaf North Coast aims to provide an integrated living environment that combines comfort and luxury, along with stunning natural sea views.
  • With its prime location on the North Coast near major cities, modern designs that blend aesthetics and functionality, and comprehensive entertainment and service facilities, Masyaf is an ideal destination for relaxation and leisure.

Challenges

  • Before implementing the solution, asset management within the project was handled manually, which made it difficult to track asset locations and record maintenance activities. This often led to asset loss or outdated data.
  • The diversity of assets in the project (such as equipment, tools, furniture, and machinery) posed a significant challenge in tracking, especially with multiple locations within the project.
  • It was difficult to determine when maintenance had been performed on assets or to identify which ones required servicing at the right time. Many assets were lost or damaged due to lack of accurate monitoring.
  • The annual inventory process was time-consuming and labor-intensive, with a high likelihood of human error due to the absence of an efficient asset tracking system.

Solution

  • RFID Egypt provided an advanced RFID system for asset management at Masyaf North Coast. All assets in the project were equipped with RFID tags containing unique information for each item.
  • RFID readers were installed at various points across the project, allowing real-time tracking of asset location and condition.
  • Identifying each asset became easy with RFID technology, as the database is automatically updated whenever an asset is moved or used. The system is linked to a dedicated mobile application for instant monitoring.
  • Maintenance processes improved significantly; the system now alerts the technical team when an asset requires servicing or replacement, based on collected data.
  • Inventory time was drastically reduced. Instead of the lengthy manual process, inventories can now be completed in minutes using RFID readers, saving considerable time and human effort.
  • Security improved greatly with the RFID system. It is now possible to know who used or moved assets within the project, reducing the risk of theft or unauthorized use.
  • Every asset can be tracked in real-time through a centralized database, showing the current location and the last usage time. This helps streamline logistics and distribution across the project.

Effects

  • The RFID system improved asset management efficiency at Masyaf North Coast by reducing human error associated with manual data entry.
  • Asset tracking and inventory became much faster than before. The annual inventory time was significantly reduced, allowing the team to focus on more important tasks.
  • Asset loss and theft were significantly minimized thanks to precise tracking. The movement of assets became safer and more transparent.
  • It is now easy to track the condition of assets and identify those that need maintenance. This helped reduce unexpected breakdowns and increased overall asset lifespan.
  • Data and reporting accuracy improved. The team now has access to precise reports on each asset in the project, aiding better decision-making in resource management.
  • By implementing the RFID asset management system at Masyaf North Coast, M Squared significantly enhanced asset management efficiency, reduced human error and time waste, accurately tracked assets, and improved inventory and maintenance processes. This has led to a more organized, sustainable, and secure project.
